Terms and Conditions
Effective January 1, 2026
Essential Brookline Concrete Company, brooklineconcretecompany.com, projects@brooklineconcretecompany.com
Accepting these terms
These terms cover your use of the Essential Brookline Concrete Company website and any estimate or work you ask us for. By using the site or booking a job with us, you agree to them.
If you have a signed written agreement with us for a specific job, that agreement controls wherever it differs from these terms. If you don't agree with these terms, please don't use the site or book work through it.
What we do
We're a concrete contractor based in Brookline, MA, and we pour and repair driveways, patios, walkways, steps, garage floors, foundations and other concrete work for homes and businesses in Brookline and the cities around it. The services and areas on our home page describe the kind of work we take on. They aren't a promise that we can take every job, on every date, at every address.
What the site says about concrete, curing, cracking and site preparation is general information to help you plan. It isn't a substitute for an on-site look at your property, because ground conditions, drainage and existing concrete differ from house to house.
Estimates and pricing
Estimates are free and come after we've seen the site, and asking for one doesn't commit you to anything. An estimate is based on what we can see and measure that day, so it covers the scope we describe in writing and nothing more.
Some conditions only show up once the old slab is out or the digging starts, such as soft or wet ground under the surface, buried debris, roots, old footings or ledge. If we find something like that, we'll stop, show you, and agree on any change in price or scope with you before we do the extra work.
Prices on an estimate hold for the period written on it. After that, material and labor costs may have changed and we may need to update the figure.
Scheduling, weather and cancellation
We'll give you a start date once the job is booked, but concrete work depends on the weather. We won't pour in heavy rain, freezing conditions or other weather that would weaken the finished slab, so we may move your date and will tell you as soon as we know.
You agree to give our crew clear access to the work area on the scheduled day, to move vehicles and belongings out of the way, and to let us know about buried lines, sprinklers, septic parts or anything else under the ground that we should avoid. Delays caused by blocked access or unmarked items can change the schedule and the price.
If you need to cancel or reschedule, please call us as early as you can. Any deposit, cancellation charge or refund is set out in your written agreement, and materials ordered for your job may not be returnable.
Payment
Payment amounts, due dates and any deposit are stated in your written estimate or agreement. Unless that document says otherwise, the balance is due when the work is complete.
If a payment is late, we may pause further work until it's settled, and you're responsible for reasonable costs of collecting amounts that are past due, to the extent Massachusetts law allows.
What to expect from concrete
Concrete is a natural material, and some things about it are normal rather than defects. Fine hairline cracks, small differences in color or texture between pours, and slight surface variation can happen even on a well-built slab, which is why we cut control joints, the planned grooves that give the slab a straight place to crack.
New concrete needs time to cure, which is the wait while it hardens to full strength. You agree to follow the walking, driving and care instructions we give you, because heavy loads, early traffic, deicing salts, poor drainage you add later, or ground movement outside our control can damage a slab and aren't covered by us.
Our guarantee and warranty limits
Our work is backed by our satisfaction guarantee. If something isn't right with work we did, call us and we'll come look at it and make it right where the problem comes from our workmanship.
Any written warranty for a particular job is the one in your agreement. Beyond that guarantee and any written warranty, the website and its content are provided as they are, and we make no other promises, express or implied, about the site or about results, to the extent the law allows.
Limits on our liability
We're fully licensed and insured. Even so, to the extent the law allows, Essential Brookline Concrete Company isn't responsible for indirect or consequential losses, such as lost use of a driveway or lost income, arising from our work or from your use of this website.
Where we are found responsible for a loss, our total liability is limited to the amount you paid us for the work in question. Nothing in these terms limits any right you have that Massachusetts law says can't be limited.
Settling a disagreement
If you're unhappy with any part of the job, please call us first at (617) 274-7964 or reach us through the contact page. Most problems get sorted out quickest when we can come back out and look at them together.
If we can't resolve it directly, we each agree to try in good faith to settle it, including through mediation if we both agree, before going to court.
Governing law
These terms and any work we do for you are governed by the laws of the Commonwealth of Massachusetts. Any legal action about them will be brought in the courts that serve Norfolk County, Massachusetts, unless the law requires otherwise.
Changes to these terms
We may update these terms from time to time, and the version posted on this page is the one in effect. Changes don't alter an agreement you've already signed with us for a job.
To learn more about who we are and how we work, see our about page. For questions about these terms, use our contact page or call (617) 274-7964.
